- Collect rent in a timely manner and provide receipts to tenants;

- Sign and serve in the name of the Owner such notices that are appropriate;
- Institute and Prosecute actions;
- Evict tenants and recover possession of the premises;
- Sue in the names of the Owner and recover rents and other sums due;
- Arrange necessary repairs and maintenance;
- Employ, discharge, supervise and pay the salaries for tradesmen, contractors, janitors, caretakers and other workmen at the owners cost;
- 24 hour 365 day on-call maintenance service for after hour emergency repairs;
- Regular office hours for tenants;
